Replacing an old or leaking skylight is a multi-step process that requires careful integration with your existing roofing system to prevent future water leaks. The process begins on the roof by carefully removing the surrounding asphalt shingles or roofing material to expose the skylight’s flashing and frame anchors. The installers then unscrew or unnail the old frame, carefully lift it out, and clean the underlying roof deck down to the bare wood to inspect for rot. Next, a premium, self-adhering ice and water shield membrane is applied directly around the perimeter of the opening to provide a secondary moisture barrier. The new pre-assembled skylight unit is then set firmly over the opening, squared, and anchored down.
